blistering internal wall caused by penetrating damp

What Is Penetrating Damp?

Penetrating damp occurs when water enters through the external fabric of a building. Unlike condensation or rising damp, it is almost always caused by a specific defect allowing rainwater in.

Surveys frequently flag penetrating damp because it is visible, but they cannot confirm the exact cause without invasive inspection.

Most cases are linked to one or more of the following:

Common Causes of Penetrating Damp

Evidence of dampness on external wall

Most penetrating damp is caused by rain getting in through damaged roof, windows, or exterior brickwork/mortar:

  • Failed pointing or cracked render
  • Defective gutters or downpipes
  • Leaking roof coverings or flashing
  • Cracked masonry around windows or doors

Penetrating damp is usually localised, not whole-house.

The correct repair sequence matters:

  1. External defect repaired first (essential first step)
  2. Area allowed to dry
  3. Internal finishes repaired only if needed

Replastering without fixing the external cause is cosmetic and often fails.

Penetrating Damp Repair Costs (UK)

Typical London cost ranges:

  • Gutter repairs or replacement: £150–£600
  • Localised repointing: £500–£2,500
  • Brick or render repairs: £300–£1,200
  • Internal replastering: £400–£1,500

If scaffolding is needed, it may add £1,500+ on top of the repairs. Final costs depend on access, height, and extent of damage.

Is Penetrating Damp Serious?

It becomes serious if:

  • Timber elements are affected
  • Moisture is persistent year-round
  • Mould growth is ongoing

Otherwise, it is often repairable without major disruption.
