Why it appears
RICS surveys do not test gas appliances. Safety and performance must be confirmed by a Gas Safe-registered engineer. All Level 2 and 3 templates include this caveat by default.

No signs of leakage, corrosion, or ventilation issues.
Potential red flags
Outdated or open-flue boilers.
No evidence of annual servicing.
Surveyor notes corrosion, damaged flues, or smell of gas.
What to do next
Even if it’s likely minor, you should still get a Gas Safety Record or commission one yourself (£80 – £120 + VAT).
