Mould Survey

Evidence-Led Diagnosis for Buyers, Homeowners & Property Managers

WHY US

What Makes Our Approach Different

Our analysis is rooted in building pathology and understanding of property care, not product-led solutions.

We Investigate Thoroughly.

01

How moisture is generated internally

02

Why specific surfaces are reaching dew point

03

How it moves through air leakage and vapour diffusion

04

Whether the issue is lifestyle, ventilation, fabric defect or a combination

05

Where it accumulates

What's Included

Comprehensive Mould Investigation

Unlike treatment-led companies, we do not sell mould removal, chemical sprays or ventilation units.
We provide an independent, evidence-based assessment of why mould is forming and what action is actually required.

External Assessment

Internal Assessment

Optional

You'll Receive.

Clear identification of mould risk areas

Explanation of the underlying moisture mechanism

Work with you to come up with remediation options (not default chemical treatments)

Guidance on ventilation, heating and fabric improvements

Written report suitable for buyer decision-making or landlord records

Understanding Damp

Common Causes of Mould

Mould growth requires:

  1. Moisture
  2. Suitable surface temperature
  3. Organic substrate

We determine whether the issue is:

  • Surface condensation due to high indoor humidity
  • Cold bridging at lintels, reveals or junctions
  • Reduced air change following window upgrades
  • Solid wall properties with impermeable internal finishes
  • Sub-floor humidity migrating upward
  • External water ingress
  • Bridging of the damp proof course

Many properties labelled “rising damp” are in fact condensation or ventilation-related imbalance.

01

External Fabric Defects

Defective pointing, cracked render, porous brickwork, failed seals or poorly detailed extensions allowing moisture to penetrate the building envelope.

02

Rainwater & Plumbing Defects

Failing gutters, downpipes, flashing or concealed plumbing leaks that create sustained saturation in walls or timbers.

03

Internal Moisture Load & Thermal Imbalance

High indoor humidity combined with cold surfaces, thermal bridging, intermittent heating or retrofit changes that alter how the building breathes.

04

Inadequate Ventilation

Blocked air bricks, insufficient extraction, sealed chimneys or poorly ventilated roof spaces allowing humidity to accumulate instead of dispersing.

05

Damp Proof Course Bridging or Ground Level Issues

Raised external ground levels, internal floor build-ups, or render bridging that bypass the original damp proof course.

Case Studies

Recent damp & timber investigations

Victorian Flat

Penetrating damp incorrectly labelled as rising damp → cause was defective pointing.

Semi-detached

Poor subfloor ventilation, blocked gutters, poorly insulation roof, and severe condensation behind fitted wardrobe

Converted flat

Wet rot in timber joist caused by retrofitted concrete floor and poor subfloor ventilation
