Independent Damp & Mould Diagnostics.
We provide scientific, evidence-based investigations for period properties across London. 100% independent advice with no commercial interest in remediation works.
- 100% Independent. Not tied to any repair or injection companies.
What's Included
Our Servies
We take a whole-house, evidence-led approach to understand how moisture is generated, how it moves through the building fabric, and how it should safely exit the property.
- Moisture profiling and mapping and hygrometer readings
- Thermal imaging where required to identify cold bridges and hidden moisture patterns
- Ventilation performance assessment (background and mechanical extraction)
- Salt analysis where rising damp is suspected
- External building envelope inspection (brickwork, render, pointing, seals)
- Roofline and rainwater goods observation
- Sub-floor ventilation and timber moisture assessment (where applicable)
- Mould sampling or DNA analysis (optional, where health concerns arise)
You'll Receive:
- A clear explanation of how moisture is behaving within the property
- Evidence-backed diagnosis
- Practical remediation options (not default chemical treatments)
- An easy-to-understand written report with photographs and next steps

Common Causes of Damp & Mould
Damp and mould are symptoms of moisture imbalance. In most properties, the issue is not one single defect, but a combination of contributing factors. Our independent investigation identifies the true root cause.
01
External Fabric Defects
Defective pointing, cracked render, porous brickwork, failed seals or poorly detailed extensions allowing moisture to penetrate the building envelope.
02
Rainwater & Plumbing Defects
Failing gutters, downpipes, flashing or concealed plumbing leaks that create sustained saturation in walls or timbers.
03
Internal Moisture Load & Thermal Imbalance
High indoor humidity combined with cold surfaces, thermal bridging, intermittent heating or retrofit changes that alter how the building breathes.
04
Inadequate Ventilation
Blocked air bricks, insufficient extraction, sealed chimneys or poorly ventilated roof spaces allowing humidity to accumulate instead of dispersing.
05
Damp Proof Course Bridging or Ground Level Issues
Raised external ground levels, internal floor build-ups, or render bridging that bypass the original damp proof course.
When You Should Book This Investigation
Book a damp & timber investigation if you have:
Level 2 or 3 Survey recommends "damp & timber specialist"
Extensive mould growth
Visible damp patches and issues
Timber decay or soft floorboards
Case Studies
Recent damp & timber investigations
- Leighton
Victorian Flat
Penetrating damp incorrectly labelled as rising damp → cause was defective pointing.
- Maidenhead
Semi-detached
Poor subfloor ventilation, blocked gutters, poorly insulation roof, and severe condensation behind fitted wardrobe
- Sydenham
Converted flat
Wet rot in timber joist caused by retrofitted concrete floor and poor subfloor ventilation
