Introduction
When a RICS survey flags multiple concerns, or when a property is older, substantially altered, or being purchased at auction, individual specialist reports often fail to give a complete picture. Issues are assessed in isolation when they may be connected – damp caused by a failing roof, cracking caused by drainage, condensation driven by structural alteration. Our whole-building assessment is led by a building pathologist who understands how these systems interact. All findings are consolidated into a single report, with causes identified and remedial priorities set out clearly.
What a building pathologist does
A building pathologist is a specialist in the diagnosis of building defects. Unlike a generalist surveyor, their focus is on identifying the cause of problems – not just recording their presence. They work from first principles: examining building physics, construction history, and material behaviour to produce findings that are evidence-based and defensible.

How is this different from a Level 3 building survey?
A RICS Level 3 survey is a visual inspection carried out at the point of purchase. Our whole-building assessment is an investigative service – we go beyond what the surveyor could see, instruct specialists where needed, and consolidate everything into a single report. We are instructed when the survey has already identified concerns and you need to understand what they mean in practice.

Does one person inspect the entire property?
For most properties, yes – the building pathologist leads and may be the sole investigator. For larger or more complex properties with multiple distinct concerns, we may coordinate two specialists with the pathologist taking the integrating role. All findings come back in one report.

Can you work from an existing RICS survey?
Yes. We review your survey before the site visit so the pathologist understands what has already been flagged and can focus the investigation accordingly.

How long does the assessment take?
Most site visits take 2–4 hours depending on property size. Reports are issued within 5 working days of the visit.
